Much as we would like to decide what our home will sell for, it can't be done. The market will set the "sold" price. You can set the "list" price. I can give you lots of information to help you decide on a list price most likely to achieve your objective.

The price you set will have a large impact on how soon, or even if, your home sells. All else being equal, your home will sell when it is the lowest priced comparable (in the buyer's mind) home in the neighborhood.  Comparable homes priced lower than yours will sell first.
